MAKING RESERVATIONS You may call our toll free number at (866) 263-7263 or visit our web site at www.eastcoastrealty.us to make your reservations. We are open 7 days a week - Monday through Saturday from 9:00 a.m. to 5:00 p.m. and Sunday from 10:00 a.m. to 3:00 p.m., or you may reach us by fax at (910) 575-4777 or e-mail us at ecrealty@atmc.net 24 hours a day, 7 days a week. Although we make every effort to accommodate your wishes, some properties are rented more than a year in advance. The earlier your reservations are made, the more likely you are to receive your first choice. RENTAL RATES Rental rates are for 7 nights occupancy, from Saturday to Saturday during the summer rental season (June through August). Nightly rates are available only in off-season. Please call for nightly rates. CONFIRMATION FEE Your confirmed reservation will include a $50 confirmation fee. This fee is payable in advance and will be applied towards your weekly rental fee. Confirmation fee is transferable but non-refundable. RATES All of our beach property rental units have three rates: In Season/Summer, Value Season, and Off Season. SUMMER - June, July, August VALUE SEASON - Rates are reduced during this season - April 01, 2006 - May 27, 2006 and from August 19, 2006 - September 30, 2006. Some units offer a 25% discount rate. OFF SEASON - The first week of January through April 01, 2006 and September 30, 2006 - December 31, 2006, unless otherwise noted. During this time period, some units offer up to 50% discount. RENTAL PAYMENT CONFIRMATION A rental agreement confirmation outlining your rental charges, initial deposit amount, and terms will be mailed to you. It is important that you sign the rental agreement and return to East Coast Realty with your advance deposit within 10 days of receipt of letter. You will be required to pay a deposit of 50% of the total rent. The advance rent payment includes a $35.00 non-refundable reservation fee, cleaning charge and North Carolina Sales and Use Tax. Full payment of your remaining balance must be made 20 days prior to your arrival. Payment may be made by cash, money order, cashier's check, personal check, Master Card or Visa. We cannot accept personal checks for reservations made less than 4 weeks in advance. There will be a $25 service charge on all returned checks. CANCELLATIONS If you need to cancel your reservation, please do so in writing as soon as possible. Refunds will be made once your unit is re-rented and confirmed. The rental property must be re-rented for the entire period of your reservation at the full rental price. Your deposit will then be returned minus the reservation fee and a cancellation fee of $100.00.. CHECK-IN TIME Check-in begins at 4:00 p.m. or after. This allows time for cleaning and maintenance of each rental property after the previous guests have left. If you arrive early, please prepare to wait. When you check in, if your unit is not clean or there is any problem, please notify EAST COAST REALTY immediately. CHECK-OUT TIME Check-out time is 10:00 a.m. On your departure day, your unit should be vacated and keys returned to our office no later than 10:00 a.m. Keys should not be left in cottages or condos. You may leave keys in the drop box at our front door if you leave during hours that the office is not open. Please notify our office immediately during your stay should any damage or breakage occur to the unit you occupy. LATE ARRIVALS If you will be arriving after 5:00 p.m., please notify us so that we may leave keys and directions to your unit in the drop box beside our office door. Please stop by our office the following morning to register. LONG TERM RENTALS Some of our units are available for monthly rentals from September to June (off-season). Information is available if you are interested in monthly rentals. WHAT TO BRING You must furnish your own bed linens, blankets, towels, paper products, soap products, beach chairs, etc. to be used during your stay. Our kitchens are well equipped, but if you have favorite dishes you enjoy cooking with, we encourage you to bring those along. MESSAGES & MAIL Since there is no mail delivery to rental homes, mail should be addressed to you c/o your rental unit number, East Coast Realty & Development, 20 East Second Street, Ocean Isle Beach, NC 28469. Please check with our office on a regular basis if you expect mail. Please leave your rental unit number with anyone who would need to contact you in case of an emergency. WE DO NOT DELIVER MESSAGES, except in extreme emergencies (death, accident, or serious illness). These message will be delivered to your cottage. The Ocean Isle Police Department (910-579-2166) can be contacted after hours in emergency situations. If your unit does not have a phone, messages can be picked up at our office. If you would like to leave the East Coast Realty number (910-575-7653) with anyone who would need to contact you in an emergency. You will receive the phone number of your rental property once you have paid in full to leave with friends or relatives. LINEN RENTALS/CRIBS/HIGHCHAIRS Linen, cribs, highchairs and many other beach items are available through Beaches Rental Service 800-272-6955 or 910-754-3688. Beaches Rental will deliver all orders to your vacation rental home and pick them up upon your departure. ADVANCE RESERVATIONS ARE RECOMMENDED. PETS Pets (of any kind) are not allowed in our units. If a pet is discovered, guests will be asked to vacate the rental property without refund and any related costs will be the responsibility of the guest. |
